This is an important update regarding access to the property.
 
While we believed we would be able to provide access to this property from the Colorado side and have been working on clarifying that access with the owner and other parties; we were informed last night, September 3, 2010, that access to the property will be denied by the landowners whose land would have to be crossed to reach this property either from the south or west.

While we realize this will change the interest of some people in purchasing the property; we feel it is in the best interest of the seller, the adjoining property owners and our auction companies to divulge this decision as soon as possible. 

We did not, and do not, intend to mislead anyone.  We list, advertise and sell property based on what information we are given and believed that the Colorado side access would be granted to a new owner following the auction.  This has proven to be impossible to promise at this juncture.  We will sell the property on the basis that there is no access from the Colorado side nor from the adjoining landowner to the west of this property. While a new landowner may or may not be able to obtain access after the purchase, we are not able to promise access and will sell the property as having NO access from the Colorado side.   

Access, of course, is still available -- at least to our knowledge at this point -- from the Wyoming side via Highway 70 and the Forest Service roads.  Or you could
fly in by helicopter.

This is the view coming into the property at the east boundary from the Encampment side. There is a new access gate with cattle guard for security. This is looking to the Southwest toward sheep mountain.  This gate is about half way from the North & South boundaries.  As you can see, this is a nice little creek that runs along the South side of the road going down.



Wyoming is famous for its Aspen Groves, these are just an example of their beauty. 



As we walked down the ridge to take pictures, this cow Elk broke out of the trees and went up over the ridge.  She probably had a calf hidden in the brush on the sidehill where she could keep watch.  We didn't disturb the calf but I'm sure he was within a couple hundred feet of where we were.  What a lucky picture!


All the wildflowers were in bloom when we were there to take pictures.  I don't know what this is called but it is really a pretty little flower.


This is a view from the center ridge that runs to the West side of the road in.  This is looking down the hill to the Southwest, you can see one of the creeks here and if you look really closely you can see the power line that runs along the southern boundary.  The phone line comes to just about where I'm standing on the ridge. 




This is looking on the point of the ridge to the Southeast.  There is an abandoned cabin that is not on this property.  The road from Steamboat Springs can be seen in the distance to the South.

This is taken looking off to the Northwest from the top of the ridge.  Sheep Mountain is at the left, the North fence line runs along the right side of this picture.  There is a spring off in the distance right at the fence line, that water comes down the draw and keeps it green. 


This is the road going down the East side of the property, right at the lower gate.  The ridge where the Elk was is just behind me on the left. 


Here is the road going into the property, just a little ways down from the gate.  Notice all the trees on the ridge to the left and the willows along the creek. It had rained but the road wasn't bad at all. 


Looking down into the valley to the west of the ridge we were walking down.  There is a little pond here that is fed from the spring back up the draw to the North.  Wildlife comes here to drink and rest, there were all sorts of animal tracks here. 







This is part of an abandoned line camp on the way into the Ralston Place from the Encampment side. It is not on the property but is so picturesque I wanted to put a picture of it on here.  
   




This the road going up to the gate looking up from the South entrance.  The creek is now on the other side of the road, there is a culvert about 200 feet up from where I took this picture.  The water is clear and cold, Wyoming mountain water.  


This is the same road a little further up the grade, you can see the trees and at the far left, the brush the cow Elk came out of and the ridge she went up over.  The East property line runs to the east side of this ridge just a little bit and comes down to meet the valley fence from the west. 



This is a closer shot of the mountains from the central ridge of the property.  You can see the neighbor's hay fields and the power line coming in from the west. 



This is the tree with the steam that is in the draw to the west of the ridge.  There was a deer there just before I took this picture.



Looking off to the north, you can see the fence line along the boundary.

My favorite shot.  You can see the mountain, the valley and the brushy bottoms where the wildlife like to lay up in the daytime.  What a gorgeous place!!!


This is looking straight North up the draw from the tree in the bottom where the deer were.  The property ends at the fence in the middle of the picture. 
























This is an abandoned cabin near the south east corner of the property.  No one has lived here for many years.  This is where the power line ends. 





Here is the view to the south side of the new gate going in from the Encampment side.  The fence is wooden post and in good repair.  This fence runs straight South to the corner of the property.  The road follows the creek down the draw and out the South side to the access road from Steamboat
