Directions to the auction:  This auction will be held at the same location as the car auction on the 9th.  From the Laurel/Red Lodge exit on the Interstate go NORTH on main street to Railroad Avenue.  This is the last East-West Street before you would go under the railroad.  (There is a Taco Johns on the West side of the street; a tire shop on the North side of Railroad).  Turn left on Railroad.  Follow it west, under the Interstate; it will then turn South and become Shay Road.  Follow it for about 3 miles, it will turn to the Southwest in about two miles; the auction is about a mile after the corner on the left.  Just stay on the road and you will get there.  There is a huge banner on the end of the warehouse screaming AUCTION!!!  Parking is in the field to the west of the warehouse. 


Offered at a second auction for this estate along with the Electronic collection & tools on October 23rd is this gorgeous country property.  Doug lived here for nearly 30 years on this seven acres along a little creek that runs right below the house.  There is irrigation water, a large lawn, the house, of course, and a large 2 1/2 car garage, just steps from the main door of the house. This was a real show place at one time and would easily be again with a little spiffing and updating.  As the owner's health declined some things were let go, especially the deck on the south side of the house and the outdoor trimming of trees and bushes down along the creek.  But the house itself is very nice, it just needs some new carpet and tile and probably a little updating in the kitchen and it would again be a show home.  It is very well built, massive beams in the basement, on a good foundation with no apparent damage and it has a brand new steel roof just added in recent months.  It looks like no expense was spared in building this place up, the driveway is paved, the 40 x 80 warehouse has a full cement floor and the landscaping was very well thought out and done right.

I found out that most of the trouble was my computer.  After a week in the puter hospital and a liberal application of twenty dollar bills it is working fine. 

Terms and conditions of the Real Estate auction.

Property sells subject to a reserve or minimum price.  However, the heirs want very much to sell this before cold weather arrives and are very realistic about the Billings Real Estate market. 

Auctioneers are acting as agents for the seller. Seller and his attorney will handle all closing of the property. 

Taxes will be paid to the closing date.

Payment:  An earnest money payment equal to 5% of the bid price will be required day of auction.  Balance of the purchase price to be paid at closing, not later than 30 days after the the auction.  Earnest money is not refundable unless seller is unable to complete sale.  (We know of no reason why seller would not be able to complete sale)  Seller will provide title insurance.
Closing will be completed by attorney of the seller's choice. 

There is no registration fee and no buyer's premium. 

Statements day of auction take precedence over printed matter.

This picture is taken from about the same place, just looking more to the west.  The bridge crosses the little creek, the pasture just across the creek is also part of the property.  You can see how Shay Road turns to the south here and where the fence along the edge of the property is. 




Taken from across Shay Road.  The east boundary of the property runs about 50 feet east the warehouse, bends east along the south side of the neighbor's property and goes east to the creek.  







The boundary is between the house and the corn.  It is hard to tell from this picture just where it is.  This picture is taken from out on the road.

Here is the large lawn to the north of the house. The east boundary is along the creek which turns to the north and runs along the east edge of the property after running along the south side of the house.

Here is the pretty little creek that runs just below the house.  There were three Cottontail Rabbits playing around but I couldn't seem to get a picture of them.

This is the west side of the property standing on the bridge looking to the south.  This area, which is probably about an acre, could easily be developed as a horse barn/pasture.  It is right on the creek, is level and is away from the house just far enough.  I looks like it probably has had some hay cut in years past, it would take some work on it now to make a hay field out of it again, it's grown up with brush.  There is a trail that goes from the gate you can see -- by the power pole -- that goes along the south edge of the property.
